Does the real estate market reward sustainable buildings? If so, how?
In Italy the market is less developed that in other countries like the United States or the UK, but it's starting to reward sustainable buildings and I would expect an increase in the coming years.
Greater cost efficiency and better environmental quality will lead to higher customer satisfaction. This in turn will lead to more jobs and quicker sales for the investor. Furthermore, lower running costs will allow users to support higher rent levels for the same overall expenditure.

Which new government initiatives (regulations, rules, incentives) could make buildings with sustainability certification more attractive to public and private entrepreneurs?
Buildings with sustainability certification are more attractive to public and private entrepreneurs even without government initiatives. Nevertheless, the regulations and incentives already adopted for the energy efficiency certification could be extended to certification in sustainability to make sustainable buildings even more attractive.

How do you think sustainability requirements could be integrated into public procurement procedures?
Participants in calls for tenders should demonstrate, with specific documentation, the presence of a sustainability specialist. Similarly, in the evaluation commission there should be at least one person able to evaluate the project regarding its sustainability. We should reconsider the timing and the remuneration of professionals.
