As part of the DIRECTION project's outreach activity aimed at maximising replicability potential, EnginSoft hosted the last replication workshop in the northern Italian town of Trento.

Michela Dalprà

UniTn – Researcher

Researcher at the Doctoral School in Environmental Engineering (DICA) of the University of Trento, Italy. Her work is mainly focused on the recovery of existing buildings and on their improvement in terms of energy efficiency and environmental impact. She is also a LEED and GBC Accredited Professional.

Does the real estate market reward sustainable buildings? If so, how?

Unlike other countries where rewards are given for sustainable and certificated buildings, in Italy sustainable buildings are still unattractive on the market for investors and for consumers. The potential added value of such buildings is still to be fully acknowledged.

Which new government initiatives (regulations, rules, incentives) could make buildings with sustainability certification more attractive to public and private entrepreneurs?

Link tax levy (prelievo fiscale) applied to buildings with their sustainability standards;

Grant subsidies and incentives linked to sustainability performance of the buildings;

Provide specific funding schemes linked to sustainable and certified real estate portfolios.

How do you think sustainability requirements could be integrated into public procurement procedures?

In the technical specifications, evaluation criteria should be included which relate to sustainability certifications (LEED, ARIA etc.) or to LCA analysis applied to constructive solutions or to the whole building.
